Garage Door Diagnostic Visit
Forty Minutes, Six Tests, One Order
A diagnostic visit is not a technician glancing at your door from the driveway and quoting. It is a fixed sequence, and the order is the point. Each test either rules a component out or hands you the next question.
One: The Balance Test
The opener comes off first. Red release cord pulled with the door closed, then the door lifted by hand and stopped at knee, waist and shoulder height.
A correctly sprung door stays where it is left at all three, and moves under about ten pounds of effort. If it sinks, the springs have lost tension or were undersized to begin with. If it climbs, they are overwound. If it takes both arms, one is broken and you may not have noticed.
This single test explains the majority of complaints we get called about, including a fair number reported as opener faults. An opener straining against an unbalanced door will burn out its gears, and replacing that opener fixes nothing.
Two: Springs
Torsion springs get sighted along the full length for a gap. A break shows as a clean two inch space in the coil and it is unmistakable once you know to look.
Then measurements. Wire diameter with a caliper across twenty coils, plus overall length and inside diameter. Those three numbers give the spring’s rated cycle life and tell us whether the spring on the shaft was ever the right spring for the weight of the door. Doors that eat a spring every two years are almost always running undersized wire.
Three: Cables
We look at the bottom eighteen inches of each lift cable, at the bottom bracket, because that is where fraying begins. Broken strands, a flattened section, or rust weeping out from between the strands means the set is finished.
In Huntington Harbour and anywhere within a few blocks of the water this check gets done properly rather than quickly. Salt corrodes stranded cable from the inside outward, so the visible surface stays convincing well past the point of trust.
Four: Track, Rollers and Bearings
Vertical track sighted down its length for bowing, horizontal track checked for sag and for the angle iron pulling away from its hanger. Then rollers, taken out one at a time.
A roller has two failure points. The stem wears oval, so the roller sits at an angle in the track, and the bearing packs with grit and stops turning. Near the beach the second one is common, because fine sand gets everywhere. If a roller will not spin freely under a thumb it is being dragged rather than rolled, and it is taking the track with it.
Five: Sections and Hinge Points
This is the test that decides everything, so it gets its own page. In short: we press the bottom seam of the lowest section for rust through, check wood doors for delamination along the bottom rail, and examine every hinge point for elongated holes or torn steel around the fasteners.
Six: Opener Force and Reversal
Two separate tests, both required, frequently reported as one. First the photo eyes: something goes between them mid travel and the door must reverse. Then the force setting: a solid obstruction under the door, and it must reverse on contact.
UL 325 has required both since 1993. A door that fails the balance test will not pass the force test honestly, which is exactly why the balance test comes first and this one comes last.
